The Building Division reviews construction plans, issues building permits, and performs inspections for projects within Cocoa beach

Permit Requirements

Building permits protect you, your property, and your neighbors by ensuring all work meets state safety and quality standards.

Property owners are ultimately responsible for obtaining building permits - not the contractor. If work begins without a permit, the property owner may be cited.

Permits are required for most constructions & renovation projects, including:

  • Air conditioning or heat system replacements
  • Electrical or plumbing work
  • Decks, docks, boathouses, and boat lifts
  • Driveways and curb cuts
  • Fences and external handrails
  • Hurricane shutters and window replacements
  • Fire alarm and sprinkler systems
  • Wall paneling, drywall, and similar
  • Balcony restoration
  • Commercial floor plan alterations
  • Concrete slabs, patios and gazebos
  • Dredge and fill projects
  • Facia work

Processing Applications

When a permit application is submitted, the City:

  • Reviews the plans for code and zoning compliance
  • Confirms that the contractor is properly licensed and insured
  • Inspected the completed work to ensure it meets all building standards

This process protects you and your neighbors by ensuring that work is performed safely and correctly.
